Full Management – 15% of your monthly rent
This service is flexible and can be tailored to suit your individual requirements:-
Includes all of the Let Only service features PLUS the following;
- Collection of your monthly Rental Payments
- Transfer of Rent into your Bank Account online
- Production of a monthly Invoice & Statement for your Tax purposes
- Chase Tenant in case of any missed payments
- Deal with any queries or Emergencies during the Tenancy
- Advise on all Repair Quotes prior to carrying out any work
- Arrange repair work if necessary or use nominated contractors
- Carry out two Inspections followed by a Written Report
- Arrange any cleaning/repairs/maintenance after Check-Out
- Advise Utility Companies of Final Meter Readings
- Management of your home till suitable tenant being Secured
- Other business which you may require us to attend by arrangement
Note: Our monthly fees are deducted from your monthly rent payments and the balance transferred to your specified bank account within 5 working days of receipt
Caretaker Management Service – £50.00 to £250.00 per month
(dependent upon the size of property)
If you are going to be away from your home for any length of time (An overseas contract for example) and you do not wish to actually let your home to tenants, we can offer you our Caretaker Service.
This will typically include:
- Regular inspection of the property (Usually fortnightly)
- Ensuring heating systems are functioning correctly (especially in winter months)
- Deal with any maintenance issues that arise from inspections.
- Arranging for routine garden maintenance (and swimming pool cleaning if applicable)
- Regular updates by email or letter.
- Arrange collection and forwarding of any mail received.
- Arrange thorough cleaning of your home prior to your return.
- Other responsibilities can be taken on and can be discussed are agreed with you. In addition to our monthly fee, for which an invoice will be issued, we ask that you leave with us a ‘maintenance pool’ which can be drawn upon to settle any invoices for maintenance, gardening etc. A typical pool is between £250.00 and £500.00 dependent upon requirements.
My deposit / Deposit Scheme (TDS) Administration Fee £26.00.
It is a legal requirement that all deposits are protected in a recognised scheme. We are members of the dispute service. Landlords may hold the deposit themselves but would need to be members of a recognised scheme.
Renewal of Tenancy
Should you require us to renew tenancy for a further fixed term. We would charge as follows:
1st Renewal £234.00
2nd Renewal £120.00
3rd and all subsequent Renewal £84.00
PROPERTY REPAIRS
Should the property require any repair during the tenancy we are happy to arrange quotations for these works. We would then deduct the cost from the next monthly statement once this has been agreed with the landlord.
WHERE CHARGES ARE NOT FIXED (I.E. LETTING COSTS)
