Our Current Fees & Compliance Overview
We are proud members of a government-approved Redress Scheme, and we hold Client Money Protection (CMP) in accordance with UK law. All deposits are safeguarded through the Deposit Scheme as required by the Housing Act 2004.
Let Only Service
Fee: 10% of the monthly rent (Sole Agency Basis – No Let, No Fee)
Our Let Only package includes:
- Initial property visit and free rental valuation
- Expert advice on presentation, improvements, and compliance
- Guidance on Gas Safety, EICR, and EPC legal obligations
- Professional internal and external photographs
- Marketing across Rightmove, Zoopla, PrimeLocation, Facebook, and our own website
- Thorough tenant referencing and affordability checks
- Preparation of a legally compliant Assured Shorthold Tenancy (AST)
- In-person tenant check-in and document signing
- Itemised rent statement and prompt transfer of funds to your bank
Optional Add-Ons:
- ‘To Let’ board (“The 24-Hour Salesman”)
- Rent Guarantee & Legal Expenses Insurance
- Professional Inventory & Schedule of Condition
- Meter readings and utility/local authority notifications
Note: Should you instruct multiple agents, our fee will be equivalent to one full month’s rent.
Full Management Service
Fee: 15% of the monthly rent
This flexible service includes everything from our Let Only package, plus ongoing tenancy management:
- Collection and onward transfer of monthly rent payments
- Monthly statements and invoices for your records (ideal for tax)
- Rent arrears monitoring and follow-up
- Point of contact for all tenant queries and emergencies
- Coordination of repairs via approved contractors or your nominated suppliers
- Two routine property inspections annually, with written reports
- End-of-tenancy services: cleaning, repair coordination, and deposit advice
- Notification of final meter readings to utility companies
- Ongoing tenancy management until re-let
Note: Fees are deducted from the monthly rent and the remaining balance is transferred to your nominated bank account within 5 working days of receipt.
Caretaker Management Service
Fee: £50 – £250 per month (Dependent on property size and requirements)
For landlords temporarily away from their property (e.g. working abroad), our Caretaker Service provides peace of mind. Includes:
- Fortnightly property inspections
- Seasonal heating and water system checks
- Coordination of necessary maintenance
- Garden and exterior upkeep
- Mail collection and forwarding
- Pre-return professional cleaning
- Custom responsibilities by prior agreement
We request a maintenance float of £250 – £500 to cover any ongoing expenses, held in trust and fully accounted for.
Deposit Registration Fee
£26.00 (Deposit Administration)
All deposits must be registered with an approved protection scheme. We are members of the Tenancy Deposit Scheme (TDS) and My Deposit Scheme.
Alternatively, landlords may register deposits themselves if they are accredited scheme members.
Tenancy Renewal Service
If a fixed-term renewal is required, we charge:
- 1st Renewal: £190.00
- 2nd Renewal: £95.00
- 3rd and subsequent renewals: £95.00
Property Repairs & Maintenance
We’re happy to obtain quotes and manage repairs on your behalf. Costs are always agreed in advance and deducted from future rent statements.
